FORECLOSURES IN SPRINGFIELD, MO : While in most places you go through the Sheriff's Department to get the list, Greene County still does not yet have theirs on line.
GREENE COUNTY SHERIFF'S OFFICE SENT ME HERE TO FIND FORECLOSURES :
The Daily Events: News You Won't Read Elsewhere Foreclosures are published daily and has about 20-30 pages! 417 866-1401 P O Box 1, Springfield, MO 65801 (The Daily Events also does the Successor Trustee Sales!)
You can contact the Civil Division of the Greene County Sheriff's Office by phone at 1(417) 829-6268 to inquire about any upcoming sales on their schedule. Most of these sales are handled by private attorneys and only a very small number of sales are processed through the Greene County Sheriff's Office.
1.) Listings in the paper- the house is still in pre-foreclosure.
2.) The actual sale--(auction or sheriff's sale )
3.) If not sold at auction property goes to the lender to handle. They are then called REO Properties .

Foreclosed Property in SW MO
Be EXTREMLY CAREFUL... What you may see in photos and from the outside isn't always what you are getting. Many times the prior owner is furious and take vengious out on the property. Many times it is after photos have been taken. They will go in a remove ALL cabinets, sinks, lights, enterior doors, rip up carpet, rip up floors and walls.

Lots of for sale by owner homes are now on the MLS!
TO GET A HOME LISTED ON THE MULTI-LIST (MLS)-- where 80% of home buyers begin their search-- home sellers have found that there are numerous FSBO companies charging as little as $89 for one month to get the home listed on the MLS which sends it to Realtor.com with the pictures.) Home Sellers find that $89 much cheaper than paying a Realtor 5-6% of the selling price of their home($11,940.00 on a house selling for $199,000!) --and that is even before they pay closing costs and other fees , which in today's real estate climate, might also include some of the buyers fees.
