Looks like a major medical campus could be in the works for Richmond Hill....

Savannah Health Services LLC purchased the 432.2 acre tract valued at $9 million on Jan. 29 “for and in consideration of the sum of Ten Dollars ($10.00),” according to records filed that same day at the Bryan County Courthouse in Pembroke.

The seller is listed as Richmond Hill Real Estate Acquisition, Inc., a Georgia corporation with an address in Daytona Beach, Fla.

The Savannah Health Services LLC, based in Nashville, lists its address as in care of HCA Healthcare.

Did I get it right that an enormous $9 million tract in Bryan County just sold to a for-profit health company for $10? That's got to be the deal of the century for them. Memorial, of course, was pretty much a fire sale when it was snapped up by them in the first place. Regardless, someone's in the process of getting pretty rich... And hint: they are not from around here.

The Richmond Hill ER will be located off Port Royal Road in an area that is currently wooded. Memorial paid about $9 million for the Richmond Hill site which consists of a little over 400 acres.

The Pooler location will be near Pooler Parkway and Blue Moon Crossing.

The goal is for both locations to be completed within two years.

It's common to only show a transaction of $1 or $10 in deeds such as these, when the seller and purchaser don't want to disclose the actual purchase price to the public.

The actual purchase agreement, which is not public record, would have stipulated the actual purchase price.

Gotcha. I didn't realize that was even legal. All private property transactions are usually a matter of public record.

The transfer of real property is public record. The price doesn't have to be disclosed. Varies by state.
