Stacker compiled a list of cities with the fastest-growing home prices in the North Port-Sarasota-Bradenton, FL metro area using data from Zillow. Cities are ranked by 1-year price change as of April 2023 (5-year price change is also mentioned). The typical home value in the United States increased over the last year by 1.5% to $339,366. All 19 cities and towns with data available were included in the list.

I had no idea Anna Maria was #1 by such a wide margin. There are very few condo's there, & I don't recall any mobil homes, as compared to single-family homes, so that drives the average, or median price upward.

I'd like to see a breakdown excluding condo's and mobil homes, & see signel family homes only.

I think the stats get messed up in places like Anna Maria where older structures are torn down to build new $5m homes. The average price goes up more than the average home over that period.

I agree, and very few condo's, & no mobil homes I know of, on Anna Maria...tons of large build-overs.

Longboat has lots of multi-family residences, & many of the single family were built 40+ yrs ago, and are small to medium in size.

Venice has lots of mobil homes, & condo's, driving its average price down.

Seeing this report broken ot for single-family homes only would be more telling, but it wouldn't back out the McMansion build overs on Anna Maria, & elsewhere. The Flower streets in Sarasota have a lots of large buildovers, and now they are starting hit the island of Venice too.

Our area still has a long upward climb in ppsqft to catch places like Nantucket, Martha's Vinyard, & the Hampton's. $1,000 ppsqft is common in highly desireable locales, & our area is just now hitting $500/ppsqft along the water (in most cases).

Actually, both Bradenton Beach and Holmes Beach on AMI have a lot of condos. The City of Anna Maria is almost all single family homes though.

There are also actually 2 mobile home parks on the island as well. One is right on Gulf Drive around 26th Street called Sandpiper.

The other is in Bradenton Beach right next to the Bridge Street Pier. It's called the Pines and was recently sold.

I was referring to Anna Maira Island proper, not the surrounding cities...but thx for the mobil home info, I've never seen them on AMI before.

I just searched a popular real estate web site for mobil home listings on AMI, & there are none. There's 1 pending in Holmes Beach.

Thus, my premise of AMI avg historical sale prices being so high, are highly influenced by the small number of condo's, & mobile home sales, still stands as valid.

Just to be clear, Anna Maria Island is composed of 3 towns/cities. Anna Maria, Holmes Beach, and Bradenton Beach.

So, Anna Maria Island proper would include all 3 cities. Not being a pain, just correcting.

Thx! I'm talking Anna Maria proper, not including Holmes Beach or Bradenton Beach. I'm guessing that is the area the $2.1M avg home sale data is coming from...right?

Holmes Beach and Bradenton beach have a very different make-up & feel to them than Anna Maria does, & I think that make-up & feel is what gives Anna Maria the highest home values.

Parts of Holmes Beach & Bradenton beach look junky (kitche touristy) to me, but I cant think of any part of Anna Maria that looks junky.
