Seems some real estate is affordable there. But it's only 11 miles from the southern edge of SJ....

700-800k is "affordable"?

I live her and yes I would say so, many residents commute south for work, there is a Cal Train station too so many commute via train.

Just to clarify, it's Morgan Hill, not "Morgan Hills". The city was actually named after a guy who's name was Hiram Morgan Hill. The city isn't named after the surrounding hills. And yes, I'd consider it a bedroom community to San Jose/Silicon Valley. From my personal experience, everybody I've ever known who lives there commutes to San Jose/Silicon Valley for jobs.

Morgan Hill is basically a suburban/farming community. Along with Gilroy and San Martin it's pretty much the last of the bucolic communities left in the Santa Clara Valley. It's actually a very nice place to live, in my opinion. One of my best friends has lived there for many years and I always like visiting him.

It's no longer a cheap place to live though, so I'm not sure where you're getting that information. Its upscale neighborhoods can be cheaper than many other upscale locations in valley, but I wouldn't consider it cheap by any reasonable standards:

Sorry I was referring to vacant lot prices. Seems the average is about 100K per acre. I see many 3 acre for 300K listings. If you buy that, and spend 300K to put up a 1000 sqft house, you get a nice ranch for 600K. Isn't that quite affordable?

Yes those big mansions are expensive.

morgan hill isnt affordale.

Heck even Gilroy is not affordable anymore.

If we are talking a decent house. not attached tri-level fake singles that are really townhomes/condos with high HOA.

I'm talking strictly detachd single family homes. at least 3/2 and no older than built in the late 90s

Perma Bear might have even been generous saying $700-800K

The problem though is there isn't much relief in pricing. yes you get a lot more and a lot nicer home and nicer neighborhoods than buying in SJ, but considering those prices still really require a high paying job--which there isnt much or any in Morgan Hill or Gilroy, everybody there is commuting to SJ or more north

From gilroy, drive 30 more minutes to Los Banos and new homes there are in the 300s. Same thing no jobs, even at homes priced at 300s--where probably making a dual income of $100K is more than enough, there isnt those type of jobs there to make that money. Most have to travel to the next big city, which is an hour south to Fresno or an hour north back to SJ

But I would imagine people in los banos with a $300K mortgage working in management of retail store or restaurant making $16-20/hr times that by 2 for dual income and they would be fine.

Thing is back then, buying in Morgan Hill and Gilroy was way more affordable and closer then what people are doing now buying in Mountain House/Tracy Area. The Morgan Hill/Gilroy cow has already been milked.

Morgan Hill is very nice. It is also not cheap.

That said, for $/sqft, it is cheaper than San Jose noticeably.

My retirement dream is to own a place at Morgan Hill's Holiday Estates if I still stay in the Bay. Otherwise, I'm off to somewhere in Oregon.

We just sold our house in Morgan Hill this past summer after living there 7 years. Beautiful place to live, friendly people. Highly recommend if you are a family looking for a quieter suburb with plenty of amenities. Retired couples will probably find it very appealing too. Prices though are at/very close to the peek at this point and IMO, we will see a drop again over the next 1-4 years.
