Can anybody tell me anything about this community? From the photos I've seen, it looks very nice--good for someone who is has done the whole home ownership/mortgage/upkeep thing and is ready to just buy something outright and not have to worry about anything but lot rent.

I've driven by Poway Royal but don't know anything about it. Here's a place for sale in their park:

$862 a month assoc. fee sounds like a lot of money.

You might want to read the rest of this article in the North County Times. Also, if you're considering moving to a mobile home park, you might want to check to see if it's a senior park, which doesn't allow children.


A legal battle between the Poway Royal Mobile Estates and the city may be at an end following an appellate court's decision to allow the city to refinance the bond debt from the park's purchase.

Poway officials and park residents have had numerous legal fights since 2004, when the city first announced its intention to sell the park. The homeowners associations at the 399-space mobile home park said they wanted to buy their park and sued when the city considered a higher offer over theirs.

The city won that lawsuit after a judge ruled it was not obligated to sell the park to the residents.

Park residents also sued the city last year about Poway's plan to sell up to $32 million in bonds to refinance its debt from the purchase of the park. Residents argued that the sale was illegal under the state Community Redevelopment Law.

$862 per month is really high for space rent. A mobile home is just like having a house. You own it outright, and have to take care of your own repairs, the managment doesn't do that. So in addition to your space rent, you have to maintain your home, and the park will have probably have rules on what you can have on the outside of it.

Sounds like that place is still in the middle of a battle? It does look nice from the road.

And the photos I've seen look nice as well. I don't care that the lot rent averages $800+ a month--I'm buying a home outright so I won't be saddled with a mortgage to boot.

Poway has great schools and I understand that home sales require management approval. I'm cool with that. Keeps the riff-raff out. To be within a 20 minute drive of a Trader Joe's and a Robeks again means the world to me.

Guess I'll find out this weekend because I'm flying in to have a look.
