I've seen several real estate postings lately that state offers will only be accepted until X date/time, usually on ads placed on Friday and the deadline is Sunday or Monday. Is the market really that tight right now, or is this a ploy by realtors to drum up interest by giving the illusion of extreme market demand? These are all properties under $160,000 if that makes a difference.

Market is seriously hot but that sounds like a marketing grab.

I got my market analysis last week. I will be listing my home in late Feb of next year for $245 above what I paid 6 years ago. That should make me about even Steven for what I put into the home after I bought it. Put in new kitchen, floors, roof, 3 AC units, landscaping improvements and of course a Zars pool.

Did you say you are going to list it $245K more than what you had paid 6 years ago? which zipcode is this in?

The market is absolutely on fire. Houses by me are selling for 75-80k more then they are worth. Got an unsolicited offer in the mail close to 100k over what we paid 7 years ago. I am dreading next appraisal season.

It's very hot. Don't kid yourself.

A house two doors down just sold for 20% over asking, which clocked in at just under $5 million.

It was a cash sale.

I just moved down here but I've been watching the prices of housing here since February. It's definitely gone up quickly!

We sold our house in Michigan in May. Our realtor had the same policy. We showed it over Memorial Day weekend (Friday-Sunday) and said all offers had to be in by Monday night. We had 50+ showings in those three days and 8 solid offers. We ended up selling our house $25K over asking price and were allowed to stay in it 20 days after closing, rent free. The market is INSANE!! It was great as a seller! I hate it now that we're the buyer... haha.

Zip Codes in Stone Oak are 78258 and 78260. 78259 and 78261 are adjacent areas that often get labeled as Stone Oak with similar demographics and home prices. School quality is a big reason for home prices out here.

We got a “deal” on an outdated home in a great neighborhood in Stone Oak 3 years ago. Last year I talked the county appraiser down to an $89k increase over what we paid. This year I didn’t even try, it’s well over an $100k increase and we haven’t really updated much. We could probably put $50k and a lot of our own labor in and sell for $200k+ over what we paid so $245k in some neighborhoods is definitely possible in the current market.

Put up a house for $160K on Friday, showings Sat, 7 offers by Sun, most above asking. 6 were 10-20% above asking. Calls Monday asking which offer accepted. I'd say it's hot if it's priced well.

Wow amazing congrats... I definitely heard really good things about stone oak area. Awesome schools. Only turn off for me is the taxes. Comal ISD few miles north in 78260 also has great ratings and brand new middle and high schools. Taxes there are surprisingly low (2.1 vs 2.6 in Stony oak).
Either ways that part of San Antonio is very scenic and has great schools.

We wish we’d moved out to Comal ISD. If we hadn’t been in the schools here for so long we’d move now to be honest.
