Hello, we are relocating to the area and have focused on the two communities above. We have 2 small kids and have been looking at the schools. We would appreciate your help on a couple of questions. 1: Are all of the schools year round? This is practically unheard of in NJ. If so what does that mean...do the kids get any time off in the summer, are days shorter....do they graduate earlier? 2: Can anyone give a reason why one of the towns above would be better then the other? My work will have me in San Francisco part of the week and a facility called UC Davis. Commute time would/could be a factor...but I am will to drive a bit for a really nice neighborhood. Sorry for the length of questions....Thanks

Can't answer about the schools but Elk Grove is far more established than Rancho Cordova. Elk Grove probably would be the easier commute to the Bay Area, you have a couple of alternative routes to take to get you west of Sacramento, while Rancho Cordova is hemmed in and you would need to take Hwy 50 heading west.

Elk Grove is far more convenient for everyday shopping, with a lot of centers and new malls going in around Rt 99.

What is your price range? Although both areas are nice, they are the more "affordable" family areas.

Why did you focus on these two particular areas?

Our max $ amount would be about $450K. We are not set on any particular area but we are interested in a new home and in a nice area that travel to the bay area is do-able. The other concern is about the schools...thanks

Have you looked at Folsom or Roseville/Granite Bay areas yet? The schools are MUCH better

The commute to SF will suck no matter where you are.

There's also Davis which is a wonderful area, with amazing schools - and your best bet for commuting - but the homes aren't new

Don't over look the Natomas area too. Very affordable housing there, lots of bank repos . Might need flood insurance though =/

Northern Natomas isn't bad, though the flood threat would give me a little concern until they get it resolved.

What about Woodland, a decent Bay Area commute on the west side of Sacramento? Homes in your price range built within the last couple of years are available.

Thanks for the information. I would hesitate to look at moving into a flood zone off hand. The one question my wife has is why are the schools year round? Does this mean the kids get no break in the summer...are all of the schools like this?

Gold River is the place you'll want to look near Rancho. It's an excellent community consisting of a number of residential villages, with an excellent school, terrific shopping (Bel Air, etc.), and easy access to Hwy 50, which turns into I-80 down to the bay area. Homes generally range from High 300s to 600s (some can go up to over 1 Mil). For 450, you'll likely be very pleased with what you can find in there now.

I'd be very cautious about Natomas, with the new flood zone designation. Personally, for me, it's a no go area.

Roseville and Granite Bay likely is too much of a pain for reasonable travel to the bay area, if you go frequently during the workday/commute hours.

Having graduated from UCD, you couldn't drag me back to Davis. It's a fine college town and for work, but I wouldn't want to live there again.
