Landlords using service contract? (apartments, agreement, rentals, repairs)

Service contracts do not work well for apartments/rentals. Problems need to be diagnosed prior to calling a service. The landlord needs to have a list of suppliers, plumbers, electricians, etc. who he/she can call and get repairs made as needed. sometimes an emergency, sometimes not.
Service contracts will take up to 2 days to get a response and then a person goes and looks at the problem and then tells you what they will fix or not(what is covered by the contract or not).
I have an agreement with a plumber, electrician, heat/AC who know me and will respond as I need them. I always look for myself what is wrong. If I can't fix it, I call.
It has worked well for many years.
I would NOT get a service contract.
