My family and I are relocating, I could use some advice on the best suburbs to raise a family in the Philly area. I was looking at Westchester, Exton, something not more than a 30 or 40 min commute into the city. Friendly neighborhoods, close to shopping and good school districts. Any advice would be greatly appreciated.

Hello,

I just wanted to send a message to you regarding your move to PA. I have lived here all my life (34 years) and I have to say I have been very lucky to live in such a great community.

I live in Broomall which is part of the Marple School Disctrict. I would highly recommend that you look up our school district on Schools, High School, Public Schools, School District, Public High Schools - SchoolMatters and you will see that we have a great and high performing school. Our area is very safe, family oriented and near to everything you would want in a town.

We are 15 minutes from the PHL International Airport, 20 minutes outside of Center City (it's a 10 minute regional rail trip), 10 minutes from King of Prussia our largest mall, 20 minutes from Southern NJ and Delaware (We are considered the tri-state area), 5 minutes from the Main Line area (this is out upscale neighborhoods, and minutes away from all kinds of shopping. I'm not sure if you are aware but Delaware has the tax free shopping!

If you are looking for an area that is family oriented, safe, and convenient this is the best area. Not congested yet not in the middle of the sticks (we are the 'BURBs'. Our house is minutes away from all the main highways such as I95, Route 476, and Route 252. And if you work downtown (which I did before I had children) you can drive 10 minutes to the Bryn Mawr train station and it's 10-15 minutes into the center of the city.

West Chester & Exton would be longer than 40 minutes into CC Phila. (unless you are commuting at off-peak hours).
Otherwise they are very nice places to live, but the commute will be rough - if you plan to do it everyday.

Closer suburbs to look into: Havertown, Broomall, Springfield, Swarthmore, Drexel Hill.

If you have the money Wilde Ave between State Rd and Township Line Road have some fantasy homes on a postage stamp lot. The tudor fashion makes their charm irresistable and from the sunken living room to the functional design it will be a home long remembered. Its one of those places that in your old age you will look back and say "We should have held on to that house -- it was a real keeper". Schools nearby, a good community organization of activities for the kids -- not far from the shores of Ocean City Maryland to Beach Haven NJ. If I were you I'd grab one now while the value is right. Just never tell me you moved there because you will truly break my heart. It hurts most because my ex-wife and I both grew up in the area -- she (SMO) is still there selling Real Estate there I spent some time in Delaware but if I had my way I know where I would want to be -- Good Luck!

Exton is much farther than a 30 minute commute into the city. Tredyffrin is a 40 minute commute into the city with the highest ranked schools in the area.
