Where are you coming from? originally NYC, live in BC for now

Why are you moving? It is too big, no sense of community. Need a bigger house can not afford a bigger house in my current town. (bigger house in my town at the top of the budget and STILL needs work)

Where will you be working ? No commute to NYC.

Will you buy or rent? BUY

What is your budget ? 700K or less

What kind of place are you looking for? 3-4 bedrooms, over 1700 square feet, reasonable taxes, nice size yard.

Will anyone (spouse, children, pets) be moving with you ? Yes, 3 and 8 year old, and dog.

Do you need/want good public schools? Yes, and one with a strong special needs program

Briefly describe the kind of neighborhood you'd like to live in...Families with young children who play outside, community feel, sidewalks, safe, friendly,

List three things that are important to you in order of importance. Kids who play outside, somewhere close to
supermarket, town with amenities

What are reasonable taxes, to you? What's a nice size yard, to you?

It's great that you have no commute to NYC. But where will you be working? That would be helpful in narrowing down an area.

What's BC? British Columbia? I have to tell you, people don't usually move to New Jersey for the low cost of living.

reasonable taxes would be 14k or less..yikes,

working from home.

BC...bergen county. live in paramus now, although the taxes are low and the town has great amenities, we are looking for somewhere more family friendly, a town with more of a community feel.

Got it. I always thought Fair Lawn was the best bang for your buck town in Bergen County in terms of access to public transportation, real estate prices, taxes, and good schools. But since you don't really need public transportation, you could get a very nice house in a non-train town like Washington Township or New Milford. I can't really speak to how family friendly these places are or what the special needs programs are like.

I always thought Paramus had a family feel to it. Aside from your neighbors, you usually meet the parents of your kid's classmates.

Westfield and Cranford are great. I love Maplewood/South Orange for community, but taxes are high.

Scotch Plains is a gem. A great community. Which is adjacent to Westfield.

Also check out Metuchen. Although I do not know the taxes in either of these places. But I know they have character and a good community and offer rail access to NYC.

I would check out Hillsdale. Seems to have everything you’re looking for. Not sure about special needs programs though. Good luck!

Staying in Bergen County, Washington Township and Hillsdale (as another poster mentioned). Ramsey is another good one. The new Uncle Giuseppe is a game changer.
