We plan to market our townhouse in January (Whippany, NJ: Morris County) and would like some personal recommendations and experience with realtors in the area. For specific names, please PM me. Thanks for any input.

Whippany is a very good town with Lucent Technologies which is booming after acquired by Alcatel, Any realtors familiar with this fact could help you a lot. Why? Lucent needs to hire many people but not able to right away, so many employees need to work overtime, and many would then consider to move to Whippany to cut commute time.

No matter which realtor you pick, you want to give 2% to listing agent and 4% to selling agent in your contract. Why? At current market, real estate professionals need to spend more marketing cost to find a great buyer for you at full price. Besides, most effort went to selling agent, so this strategy will make your listing stand up very quickly.

When interview your realtors, ask the question "Which comunities are prospective buyer communities of your home?" e.g. If you are going to sell a $500k to $600k house at Piscataway, the prospective buyer communities are at Starpoint Townhouse, Hidden Woods Townhouses ...etc where many sellers who sold their townhouses will move up to buy $500k to $600k at Piscataway. So, if you got a realtor knows that, s/he can distribute 1,000 invitation to the prospective buyer communities before each open house, then you will have dozens of prospective buyers looking at your house, and will be sold very quickly.

For example, 10 Matthew Ct at Piscataway (broken link) sold in 8 hour after open house, and close weeks later at over listing price.

Thank you for your suggestions. Yes, Whippany is a good town with excellent schools, near shopping and NYC transportation. Interestingly, our complex is almost directly across the road from the Lucent campus.
