Hi,
I have been ask to help selling a condo in Concordia which is 55+ adult living community for a friend of mine.
I am living abroad and need some info to know better the market in this area.
What price range should I ask? Its Hampton model, reside in concordia, monroe township 08831. Kept well an dnice house but not much update.

Is it a good time to sell? How do I make this sell quick (without reducing the price to the ground?)

It is not a good time to sell. There are few buyers in the market at the present time. And lots of sellers. However if you price it slightly below the other recent similar closed sales, stage it to perfection, clean it up meticulously, and market it widely with proper video and still images, it will sell quickly. If it's not a value, it will not sell. So it is up to you to make it a value by pricing it a little below the recent similar closed sales (not active listings, closed transactions only), scrubbing and throwing out everything so that it is pristine and uncluttered, and presenting it on every known real estate website with professional photography and video, you will find a buyer relatively quickly. It's really that simple.

We just sold a 2br 2ba condo/ 2 car garage in Clearbrook ( adult 55+/ golf course) community, Monroe Twp this past Friday, took a year + to sell it. We put in new a/c, paint and carpet, the kitchen was '70's and dated but overall decent condition. Listed it for 129k, sold for 92.5k, it was an estate sale and it sat empty for nearly 2 yrs. Was glad to see it go at any price. Bad time to sell but you gotta do what you gotta do. Good luck with your endeavor ! Marc P has given you some good advice.

edit to add we only encountered bottom feeders, folks offering 60 & 70k lookin' for a steal, this was after we put nearly 10k into the place to make it fresh. We were happy to see it sell, it cost plenty of money to leave it sit there empty w/ tax, maintenance/ electric, etc. It had become a real burden.
