Hi all, I'm a first time home buyer trying to find a home in the Wilton area of Franklin County. I've been using Wilton as home base for 20 years now yet have lived and worked mostly on the coast. It's time to go 'home' now lol as I hit a lucky scratch ticket! Yes, I won a boatload of cash, but it appears you still need $100 - $150k to get anything in my dreams...I've only got 50-60k to work with. Anyone know of any properties?

I have been advised against trying 'short sales' as the bank can play with the sale for an indeterminate amount of time...counteroffering and basically ignoring offers as well. SHort sales were my way of maybe getting the dream home...I'm hoping this will reach some one in Wilton who is maybe on the fence about selling or saving their home....Maybe I can save your credit while living my dream?

Congratulations on your winnings but begging your pardon here, 50k isn't even a rowboat full of cash in terms of home buying. You would be doing real well to find a small ranch, camp, or trailer on 1/2 an acre for that much money. I'd say don't quit your day job and use the 50-60k for a healthy down payment on a place nearer where you work now.

Well, I've found a few for 47,900-65k in the area and not all of them need tons of work.

Geez, I could walk right into a big old place in Dixfield, Mexico, Rumford, Jay or Livermore Falls for this kind of money without batting an eye.

Problem is I want to live in Wilton or Farmington, Chesterville, Vienna, New Sharon areas.

Just hoping this forum might hook me up with some one maybe selling without an agent or willing to work with me on owner financing...Don't want to go into debt as a result of this lottery win though...not more than maybe 20k.

Thank you for your concern but I already have a place in OOB that I can stay virtually free every summer so I can operate my storefront.

Remember that you have to pay income tax on your winnings - so, how much will you really have to buy a place in Maine after taxes? Your 50K winning will be added to your regular income and will throw you into a higher tax bracket. Might be best to wait until your taxes are known to try to buy a place.

There are five homes in Wilton available from lenders. They are not short sales. They are available now.

Wilton 9 Weld Rd $59,900
Wilton 9 Flagstaff St $33,500
Wilton 23 Stockford Ave N $59,900
Wilton 45 Village View St $168,000
Wilton 23 Blue Spruce Road $47,900

If you can close before December 1 you should be eligible for an $8,000 tax credit. The federal government actually sends you the check. Others here have done it.

How about 5 bedrooms, new furnace, baseboard heat, front porch, back deck and a short walk to Wilson Pond? Town water and sewer.

I think I might make an offer on Blue Spruce... I'd love that Village View, but can't afford it...the last one you mention walk to the lake...what is the price and sq ft of this ?? or is it one of the ones on high street?

I can't advertise here. Don't want Cornerguy to have some kind of spasm.

Yesterday the Senate was supposed to vote for cloture at 5 PM on the extension of the first time home buyer tax credit. I have not heard the result. The proposal is to extend the $8,000 credit to March 21, 2010 and then to drop it by $2,000 per quarter until it phases out on December 31, 2010.

Second quarter 2010 would be $6,000
Third quarter $4,000
Last quarter $2,000

Then it's game over. Uncle Sam sends you a check. One family here on the Maine forum qualified this year.
