Aproximately how much does it cost to waterproof a basement from the outside by digging around the foundation? This is a center hall colonial style house. Any information about the cost or process is appreciated. Thank you in advance

Need more details!!! Like where is it leaking, when is it leaking, is it leaking from the floor or the walls.

Well, it is a house that we are about to go into contract. It has a water line on the walls, about 6-8" up from the floor. It has 3 sump pumps installed, and the other night when we were looking at it with a contractor when it was raining (not terribly hard, just a steady rain for a day and a half), there was a trickle of water coming in from the back door. It was however going right into the sump pump, there was a groove on the floor that directed it right in there (not sure whether the water over the years created that groove by itself, or the home owners did when they installed the sump pumps). The house is being sold "as is", and we already got a $5,000 credit from the seller though for the basement when we complained. There isn't a disclousure though because the house is being sold "as is", and the seller is an elderly lady that probably hasn't been down there in years. We can't be sure if the sump pumps were put in before OR after the water lines formed on the concrete walls.

Anyway, one of the problems we have had in our current home is a flooded basement. It's a nightmare!!!! We have heard great things about Connecticut Basement Systems, but I'm sure it isn't cheap. My husband thinks it will be around $6,000, but I think it could be almost $10,000 or more. Trouble is, the earliest they can come out isn't for another month, and we're supposed to be signing the contract Friday (to qualify for the tax credit).

So, it's pretty mandatory that we get the basement waterproofed considering what we had to live through in our current place and the evidence we see in the new place. And I already know about the doing the obvious stuff with the gutters, leaders, trench outside, etc, etc, etc. We just are ready to have it professionally done and the work guaranteed. It just sucks that we can't get an estimate for so long since they are so busy. We have a very set renovation budget, and don't really want the basement waterproofing to eat it all up.

By the way, the basement is a full walk out, and probably around 850 square feet.

Sorry, to answer your question more concisely:

Coming from outside, and possibly up from the ground, but can't be sure due to this house being sold to us "as is" and the current owner being an elderly woman who has not been down there in years.

It seems to be leaking in just a regular rainfall.


Also, we have had the inspection done, and there is no obvious signs of mold, but he is going to do a specific mold inspection for us tomorrow at our request.
