Why is the west side of the valley the only area that's lauded as desirable to live in? What about Henderson and specifically Green Valley? Sunrise Manor? North North Las Vegas?

I live in the Sunrise Manor area and find it to be adequately safe and clean. Perhaps that's just me.

When I was moving here, Henderson/Green Valley was the ONLY place to live according to everyone I knew. Everywhere else was a horror full of crime and bad schools.

I ended up in the far NW in Centennial Hills anyway.

Follow the money. Usually the best neighborhoods are the more expensive ones... GO FIGURE!

Chris Rock (black actor - comedian) once joked about how every place in America where there was a Martin Luther King Blvd was dangerous. He would say if a friend would break down there and called him he would tell them to run away because they were going to die if they stayed there.

Usually people say W. Las Vegas/Summerlin vicinity, Green Valley, & Henderson-all good starting points in a home search. I grew up in the Sunrise Mtn. Area & while it's nice enough way up the mountain once you come down it's old & not so nice looking. I wanted to be in an area where the homes are newer, the area clean looking as in; I don't want to see wood shingle homes, tagging on every surface I pass, cars parked on the front lawn, pink & green houses etc..

I see no issues with the East Side as we are even buying a property on the East Side...I have always found the East Side to be much more convenient to everything, you will find a lot of older, established neighborhoods, stores, and restaurants and less reliance on chains...

The houses are older and a lot of people are just looking for a newer area and that might be why they're not looking at the East Side...

I also like the Sunrise Mtn area...

I think it kinda interesting. I left Vegas about a year ago--around the same time as two other friends. I lived on Sunrise Mountain and my house was on the market for a week. On of my friends sold his house for a loss in NLV around the 215. It had been on the market 10 months. Another friend couldn't sell her Summerlin home and was trying to rent it out.

Go figure.

Newer neighborhoods typically are able to provide better ammenities and master planned communities are designed with livability in mind. Many people asking for advice here are concerned with schools and crime rates. Summerlin does relatively well in both catagories. I typically don't give advice on the East side because I don't know enough about the specific areas but I am sure some of it is nice. As another poster mentioned at one time Green Valley was THE place to live in the Valley...its still nice but I find the traffic to be much worse than Summerlin. Vegas follows trends and Summerlin just hasn't really been surpassed YET and with the construction slowdown it should remain a pretty safe investment into the at least near future. Its a nice area however the commercials for Summerlin are pretty laughable.

Thousands of shiny new houses badly damaged by the foreclosure thing.

The NW and SW and far west were very badly hit by the disaster. So they provide the best deals around. More bang for the buck.

Good for buyers...very bad for sellers.

That is how the cookie crumbled.
