Hello All,

I havent seen a lot of reviews about 89183 area in this thread. I am guessing its called the "enterprise".

I am looking forward to buying a investment property here and need your valuable input in understanding the below :

1. Is this a safe a desirable area to find renters quickly?
2. Does this area have a good community and does it have potential to grow?
3. How is the crime rate in this area?
4. Can people raise thier families in this area ( which means close to good schools, and jobs )

The house I found is $90 / sq ft.

Please let me know.

Man, where the heck is this zip code? I'm looking at my circa 2007 zip code map and I can't find it.

I see so many new zip code numbers lately, I used to know all the zips around the valley by heart, not anymore.

Provide general locale (streets-intersections) and we'll see if we can help you hogan...

South strip. Generally a workable area.

$90 per sf is too much for a rental. Probably zero cash flow around $80...good properties should go $60 or so.

Damn, I've lived here 30 years and have NEVER heard the zip code 89183 ....

My map shows 89183 is bounded on the west by LV Blvd, on the north by Silvarado, east by Eastern and south it stops just above St. Rose.

It may have formerly been 89123. I was looking at those condos on Silverado and Eastern, and there were some discrepancies.

Just look at the crime map. It has them correct as of the moment.

Over the weekend I will try to put out a zip code version of that map with perhaps more street detail and maybe the city boundaries.

89183 is very nice! It is highly desirable with lots of shopping and its very quiet...I'm sure it would be easy to find renters for the area! It has big potential to grow in my opinion because there's so much being built right now and it already has a lot of services already so the recession hasn't canceled anything that has already been built...I'd say stay closer to Silverado Ranch just because the closer you get to Cactus or Pyle, it feels a little like surrounded by desert, plus the closer you are to Silverado Ranch the more you can market it as being walkable...

I live in 89123 and it is very nice as well...

I lived at Silverado Ranch and Eastern and we loved it. Very little crime.
