Would appreciate any info on the 89142, 89156, 89122 or 89115 areas. We are looking for a winter home (condo or townhouse) and usually spend our time at Sam's Town or Boulder Station.

If those are the areas you are looking for then I would stick with 89122 and 89142 or even 89156, but stay away from 89115!!!!

All four zip codes are difficult. None are impossible. They all require local knowledge.

Basic rule is get up the hill as high as you can. East of Hollywood or at least near to it.

The southern end of 89122 is the best of the set. Again get as far east as possible.

Anyplace in those zips east of Hollywood or within a couple of blocks will likely work .

There is also a very nice tract in 89115 tucked in behind Nellis. Nice place if you don't mind airplane noise. It will be noisey on occassion.

Agree stay away from 89115, there is only one safe place to live in 89115 and that is in Nellis Air Force Base. Of course there is no property for sale there so that rules out 89115.

I live in 89142, near treeline and sahara. Its an older(in Vegas terms) development but its outstanding as far as quality of life goes. Very quite, family orientated. Great park right down the road.

Doesn't sound too positive on any of those zips. We will keep looking. We wanted to stay over toward Sam's and thought a drive straight down Nellis would be best, perhaps not. I do not want out as far as the Base. Thanks for your input.

Some condos in Green Valley have gotten beat down to the point where the $115/sqft range is not impossible to find. Anywhere in 89074 too. It would be a relative str8 shoot to Sam's Town from there. Relative to how much less sought after (especially if you aren't apposed to making some long term appreciation) that NE area is, I don't see the value in it. The discrepancy in price is not equal to the discrepancy in desirability IMHO.

Yo know there are a few quite close to Sam's. Nevada Ranch is a Townhouse complex in the high hundred thousands. There is Black Horse Condo and Willow Creek somewhat lower. Black Horse gets down to 100K or close.

You can also go a litte south into Henderson where there are some newer but relatively inexpensive condos.

There is a nice tract behind stallion mountian golf course, where DI ends and goes into a gated community. Very quiet and seems safe, I have a few accounts in that area. I'm not sure if there are condos or townhomes??? There is a quite a bit of homes.

I have heard of Black Horse and Canyon Willow (?)Not WIllow Creek. I will check those.
