Hi gang, want to know whats the scoop on this community, I'm looking to buy a 2400sqft house for 290's with fha at 100% using ^% paid by the builder, interst rate @ 6.375%, no money out of my pocket.
Is i good deal? I hope it is!!! lolo.

Any one living there? how is the HOA's? I noticed that they are building the Aliante Station Casino, would that improve the value of the house? or it will devaluate it?

I just walked through there yesterday on the trails here in Aliante. It is close to Aliante station, with great views all around. You are also within walking distance of Aviary park which has soccer/baseball/football fields, basketball courts, kids play area,etc.

According to sources, the casino should bring up values..but that remains to be seen. It will be nice to have a casino close by for some reasons, but the increase in traffic would be the downside.

The HOA in that section of Aliante seems to be less strict than in my section. Even though the HOA is Excellence Community management in all sections, they have different rules for each neighborhood if that helps. I noticed alot of street parking, and RV's and other vehicles in that particular neighborhood, kids here and there, dogs barking. The usual stuff. And the homes are nice and big. Come and see it for yourself and drive around to the other parts, get a feel for it.

Finally got into contract!! now will waith to find out if I'll be a new home owner or bust!! LOL.
went to check the parks arround the community very nice!!! any more coments out there?

You will probably get a nice mountain view in whichever home you choose as long as it's a 2-story. You are close to alot of shopping within a 1 mile radius. The closest casino is the Santa Fe on Rancho/95 until Aliante station is finished.
There is a new Fresh and Easy market being built next to Aliante and will open by early next year. There is another one on Ann/Decatur not far away that will open in a few weeks. Best cheap produce there.
And of course your neighborhood connects to the interconnecting 24 miles of trails here.
Oh and there is usually something scheduled in Nature Discovery park every few months. The next one should be the getting ready for the holidays and the tree lighting, which lights up Aliante on almost every road. It's really nice. For more info on activities here, go to: Welcome to Aliante!

Congratulations...it is a nice tract. The homes are nicely built and nicely finished. Astoria is very good at that price point.

Now you get to landscape the backyard...one of the tasks that makes or breaks couples and neighborhoods. And I am only half way kidding.

Cool Ricks...what did you pay if you don't mind me asking. I had been looking at some when they had there BEST SALE EVER ... turns out it wasn't!! Crazy inflated prices on homes and it really turned me off. I love the look of the homes. Really curious as to how much difference in price between their website and what you paid. I understand (what does Ole Capt call them) SPIFFS??, Lot premiums, etc... But congratulations on the home!
