I have a chance to purchase a home in Green Valley South however it has a grey tile roof - is this unusual? am not overly fond of the color but is it a great house.

Any answers?

If you like the house, and can live with the roof color, I don't see a problem. It may be "unusual" but speaking for myself, I actually appreciate the houses that don't have the much more prevalent red tile.

change it if you dont like it OP... I personal preference is for either slate or a Japanese Blue Tile... but there are only a few homes with that.

I wouldn't pay the cost to change it... after all, we do spend most of our time INSIDE the house, where roof color is irrelevant.

Is it a light gray? It might not absorb as much heat as the bog-standard red tiles. Perhaps that's the reason.

If there is an HOA, they probably have something to say about changing the color of your roof.

You can also change the color of a concrete tile roof by washing it well and painting it. The bad news is you will then have to repeat every 5 to 10 years. You can also replace the tile for about the cost of painting it twice.

Light colored roofs can make an enormous difference in heat absorption which can translate into significantly reduced cooling bills. The ideal case is a roof that is reflective in the infra-red spectrum (which you can not see with the naked eye) but every little bit helps.
Here is a report by one guy who painted his roof white for one summer with about $14 of lime. He saw about 30 degree reduction in attic temps and an 8 degree reduction in house temps.

Is it the only house in the neighborhood with that tile? Usually, unless it is a custom built home, it will look like every other house in the development. In that case, you would really stand out if you changed it, and would probably get into trouble. Check with the Realtor if the neighborhood has CC&Rs.
