Hello,

hoping some of the more knowledgeable people can help me.

I own a condo/attached dwelling in a 55+ community.

It's two bedroom and also own a garage along with it.

The location is Valley View and Sahara. 2851 S Valley View Blvd. Quail Estates to be exact.

I've never sold a property before, looking to put this up on the market very soon.

I would be willing to rent as well.

What do you guys think the market would be for such a property?

You need a comparative market analysis done by a realtor to look at active and recently sold comps to get a price.

In general the market is good now. I'm guessing the price level you're looking at should be pretty active (<100k). The negatives would be 55+ only and the location.

Bottom line, price it right and it should be under contract in a couple weeks.

I get the reasoning behind the 55+ as it is perceived to keep the riff raff out, but it niches out the market drastically.
