I bought an REO in December, and bought a home warranty from Old Republic Old Republic Home Protection - Home Warranty Service

The home was built by Pulte in 2006. I've called Old Republic twice. Both times, the warranty company sent out repair guys & both times it was covered ($60 co-pay). The first time, they needed to replace the circuit board of one of the AC units. The second time, they needed to replace the Grundfos recirculation pump attached to the hot water heater. The service companies were both licensed & reputable.

I've heard bad things about the home warranty companies, but Old Republic has been fine so far - no hassles at all. YMMV.

I've had National Home Warranty for 10 years and have used them many times. They've replaced a toilet, faucets, 2 water heaters, and other repairs. I think it's well worth the cost. The only issue I've had is that there is an all day window for someone to come out, although they'll call you first.
