Just make sure anything that was supposed to be fixed, was, and documents proving it are in your posession. Don't let the agent say that "you have a home warranty" for anything you do not have paperwork for. Home warranties are a joke.

I used to think so too, but I've been pleasantly surprised at how well the warranty purchased by our seller has worked over the past 10 months. we've had two of our three a/c units repaired as well as a new toilet installed. In fact, I may do something I thought I'd never do: purchase an extension of the warranty myself on our one-year anniversary in the house.

Go over your HUD-1 with a fine tooth comb. I've found 4 separate errors on the HUD-1 last week; the escrow company fixed 3 of the 4. They just outright forgot to fix the 4th, which I called to their attention today. At one point I asked, "it specifies right here how we will hold title; have you even read the purchase agreement???" "No" was the honest reply.

Let me just say that the escrow/title co employees probably were not on the honor roll in high school, if you know what I mean.

Or, to quote Rita Rudner, "...And THAT, your honor, is why I killed them."

The settlement statement outlining the final values for everything; loan amount, fees, payments, taxes, interest rate, etc, etc. Mine was fine on the first shot.

Congratulations! My "home warranty" company says that they are not responsible for the ac units because "since they stopped working, they can't be tested to see what is wrong, therefore they are not covered". Can you believe it???? Yes, I have an attorney.

A rule of thumb...things always break down one week- one month after your warranty runs out, even the extended ones. It's life.

I love (hate) how that works out. Although, I had a computer take a dump on me once one week before the warranty would end. That was the only time I got lucky, though. LOL
