Looking to invest in a multi family apartment complex that is adjacent to the subject referenced cross streets.

Check out the crime statistics. Seems from my memory that the whole area there has a lot of crime activity. It is north of Lafayette Square and the demographics are changing.

59th and gtr is ok. You are thinking closer to 38th.

It's absolutely not OK. The kind of neighborhood where it wouldn't be uncommon for a pizza delivery guy to be killed for a few dollars.

I used to work at 71st and Georgetown, and it wasn't much better up there. Not recommended.

Two people beefing at a gas station is not the same thing as "wouldn't be uncommon for a pizza delivery guy to be killed for a few dollars" which did not occur in either link you shared.
