My husband just got a job located in Peoria, IL and we desperately need to know where to look for housing. Here is our criteria:

Lease/Rent a house $1300 max for rent
3+ bdrm
2+ bthr
Min 1600 sq ft living space

Easy commute nothing over 30-35 minutes
Safe and kid friendly, we are used to living in suburbs where crime is low
Schools arent an issue right now just have an infant

Please let me know if there are any areas other than in the City of Peoria that fit our criteria.

Village of Peoria Heights. Your child will graduate from high school with his kindergarten class in the same community. The exception to his statement would be this: unless there are extenuating circumstances where the schools close; it is highly unlikely. Many of the teachers in this k-12 school system have extended education. You will find private schools in this community. There is also a catholic high school. PH us a beautiful area with a desirable address
When travel, education, and services are considered, the dollar value is here. The Village of Peoria Heights is located in Peoria County. It is a self- governing entity. As a county community, real estate taxes are lower. Prospect Avenue is the main street. It is located between Knoxville Ave (IL 40) and War Memorial Drive (US 150). The main intersecting streets are Glen Ave and Lake Street. Do drive through beautiful Grandview Drive while in PH. Grab a pizza at Davis Bros., and stop at one of the cut outs on Grandview and enjoy the pizza.

PH is conveniently located less than 10 minutes from Proctor hospital or the Peoria zoo which is inside Glen Oak Park. Children's Hospital of Illinois and St.Jude's are affiliated with St. Francis Hospital.

PH is four stop lights from major shopping that includes two malls and several shopping centers. Sheridan Village on Lake and Sheridan and Metro Center on University south of Glen Ave are my favorite places to shop. You can find upscale dining and clothing as well as box stores and chain restaurants in Peoria. Considering the size or the physical area of Peoria, the traffic flow is well planned and normally quite good. When the weather is nice you should be able to leave your house and park at any destination in Peoria in 30 minutes or less. Most of the time it is less, but it you plan for 30 minutes you are not usually late for appointments.

Comcast Cable, AT&T U-Verse, Internet and land line. Sprint & Verizon, over all work better in the Peoria area. Better service is when nationwide roaming is enabled on your cell. Ameren Ciclo for Gas and Lights.

The utility company is Ameren-CILCO. You will see the listing with different names like Ameren CIPS. Those were companies in different areas of Illinois they gobbled up. CILCO served Peoria County communities for many, many years.

Peoria Heights is in a convenient location but it does border a lot of bad areas. I would stay far from War Memorial and the "state streets". Just my opinion though.

With the kind of rent money she is talking about, they will not be anywhere near War Memorial or state named streets if you are talking about streets like Wisconsin or Missouri. That's the wrong direction and a long way from where they will live. They will probably be north of Glen on Prospect.

A 30-35 minute commute put's you literally anywhere in the area. I live in north Peoria near Dunlap even during "rush hour" I can be in Morton without any issue in way less than 35 minutes as little as 17 min in off peak times .... So your looking at North Peoria (north of glen), The heights, Dunlap to be near the city itself. You may also want to consider the surrounding areas as well Germantown Hills, Washington, Morton depending on where he will be working Metamora, Tremont & Kickapoo are in play as well...
