Is it possible to negotiate at the design center?

How does the design center works with the builder? they are part of them right?

A builder's design center is part of the builder. But usually they will not negotiate on pricing because they don't have the power to. You really can't negoiate much on a house you are building from the ground up. You have much more negoiating power when you buy a completed spec.

IMO, your best bet is to negioate on options before you sign a contract on the lot and before you go to the design center.

I suppose it depends on the builder and on the builder's situation.

I agree with Alex, you need to negotiate on included options and upgrades before you go to the design center. Meaning, you need to have it written into the contract you sign initially. Then when you go to the design center, it is already clear what will be given by the builder, and what you still need to purchase (or not). At least, this is what worked for me.

I argued with some free features and free upgrades. They gave me the features and $8000 upgrades. Now looks like I need more money. It will increase my purchase price 62.5 per Sq.ft to 65.00 per Sq.ft,,,

Design Center works for the builder to show you the options and write down what you choose. Anything you want to negotiate you need to negotiate with the sales rep.

Perfect,
you mean , I have 2 appointments with Design center.
Here is what i am planning to do. Please justify me, whether it will work or not.
I will select the things what I really want, I will make the excel sheet, Then I will select the things what i really wish to have it , and make the excel sheet including what I want at THE DESIGN CENTER without bargaining at the design center
I will come back and talk to the builder sales rep , that If you want me to buy all this things, I need this much discount, otherwise, I will just go with free items.
WHAT DO YOU GUYS FEEL? just a luck aaan?

Beto and Chris are on point here. I've worked for a major home builder.....your discussion needs to be with your builder sales rep or realtor if you have one representing you. Design center employees to do not negotiate sales/upgrades.

USC, I have already signed the contract with realtor, House at Shadow creek ranch at 63 per Sq.ft
I have $8000 to spend at the design center. I am just trying to find out, whether I can get some more free.
