My wife and I are in our late 20's and moving to the Denver area from Philadelphia in the next 2-3months. We are looking to buy a townhouse to live in for approximately 1 year, then purchase a house once we learn the areas, and keep the townhouse as a rental property.

We will be buying the townhouse with renting it in mind, so we don't really care where it is located, as long as it is in a safe area that is attractive to high quality tenants.

I am finding 2 bed 1.5-2 bath townhouses for sale in the Denver area for anywhere between $50,000 and $300,000, so obviously some areas are demanding a much higher price point than others.

We are looking to spend for no more than $125,000, and looking to get ~$900/month in rent. Do you have any areas or specific townhouse communities to look into?

Communities mean nothing for the most part unless they have age requirements. And yes indeed look at the thread I started, you have no idea how hard it can be to get a townhouse until you start putting in bids and finding out how many offers are made and how the cash offer always wins.

I have read that article. When you talk about the 'lower end of denver', why is it that this is only happening there? Is there a reason I couldn't buy elsewhere in Denver? Is it less desirable, or higher priced, etc?

Lower means lower price, not a lesser location.
Denver means "greater Denver", not the City & County of Denver.

haha, now that makes perfect sense, I was reading it as "What is really going on in the lower-end-of-Denver's housing market" in my mind meaning the south end of Denver. My mistake. Well, that may change our plans then.
