I am having such a dilemma trying to find a house in the Chicago suburbs. I love the neighborhoods. Elmhurst is great, Itaska is pretty, but trying to find a moderately priced house in a nice neighborhood is difficult. Schools aren't an issue, because it's just me. Anyone know anything about Westchester, IL? Houses seem to be significantly lower in price than Elmhurst and Villa Park.

Lack of schools and amenities. That often accounts for the difference.

Southwest Westchester is very nice. The reason for the affordability is the High school is poor and there isn't much vibrancy. That area of Westchester is near Oak Brook and the La Grange downtown so you have that, but there isn't much going for the town and thus why you see the property values where they are at.

It really depends on your budget. Do you just prefer a house or need a house? You might find something in Elmhurst in a condo or townhome at a lower price.

Villa Park or Lombard (I know Lombard wasn't mentioned) may be better bets longer term if you like that general area. As far as I understand some parts of Villa Park are better than others, but I'm not familiar with the town as other posters. As another poster mentioned SW area of Westchester isn't bad, but may be a worse bet long-term from a property value standpoint because of the school district.

Prorate the home prices and higher RE taxes in those communities associated with better schools.
