I don't know if that's true regarding Green Oaks, especially considering (AFAIK) it feeds into Libertyville HS. Can you share a link? My in-laws had a home on St Marys Rd which was taxed to the hilt, even before Libertyville/schools got extremely popular. Plus, isn't Rondout part of Green Oaks? I was always under the impression they spend quite a lot there.

Perhaps, but wouldn't that limit the OP to downtown Kenosha? If he wants Metra access anyway.

Are you okay with a condo or townhouse? Morton Grove near the metra station has some reasonably priced condos. Not sure about the assessments. I have heard property taxes in Morton Grove can be a bit on the higher side, but I can't imagine them being more than a few grand for a condo.

Yes, maybe look at COL/tax rates in Kenosha, which has metra access and lower home pricing than NS.

Southeastern Pleasant Prairie could probably get to the Winthrop Harbor Station.

To all recommending Kenosha, not a bad idea. Just remember your state income tax marginal rate will probably almost double!

You might want to clarify what you mean.

WI currently has five state tax brackets. The highest is ~8%, if memory serves (I grew up there, btw). Right now, they start at 4%, while IL is still capped at 3.75% for everyone. Did IL change their tax proposal drastically yet? My impression was that only the higher income earners and pass through business owners (not retirees) would see the increases under HB 689 (or subsequent bill).

Also keep in mind that the tax rates in Kenosha county are fairly high. The 'net' will depend on the value of the specific property the OP ends up with.

Downers Grove seems to be one of the more reasonable suburbs as far as property taxes go as well. If you don't have any ties to the state though get the hell out of here and go down to Charleston SC or Tampa and get you a nice 350k house with a pool and pay $800 in property taxes.
