The past decade has been a very, very busy one for home prices in this state. This is data from the California Association of Realtors(car.org).

Here are 2 highlights I noticed:

1. Monterey County had the fastest rising median home price over the past decade, climbing a mindboggling 265%, followed by Contra Costa at 237%, and San Bernardino at 216%.

2. 2 CA Counties increased their median home price by over $1 million, San Mateo and Santa Clara.

The top 2 growth counties, Monterey and Contra Costa went from the 200,000s to just shy of $1 Million--that's just breathtaking

Too much pushback from rich cities who want to keep their real estate inflated, like Santa Monica for example. That city purposely botches plans to build new housing that is legally required by the county, so scummy. I don't know of this happening in other places in the country.

Default Perspective on personal experience...selling

Ah well. One thing hasn’t changed, even during this unanticipated heating up of the real estate market, and that is... listing too high can still knock you out of the bidding wars that get prices pushed up alot. Also, not having home move in ready will net you much less...particularly for a condo. We did everything right for a Ca Marin townhome listing start of March and sold for highest price over 3 others in the past 4 or so months. However, the following month prices skyrocketed. But we are pleased to close 29 days after listing. It has to end, but when no one really knows. It will take many more listings mostly, and more people questioning affordability...that will slow it down. We are renting before we buy again 265 miles away, but we aren’t expecting much of a drop, if at all in prices...just a slowdown from the multiple bids on 74 percent of the homes!

I think what you are seeing is the 20% of people that have jobs that they can work remotely moving away from the poor living conditions in the big cities to more rural and way better quality of life areas. Lucky them. That 20% also happen to be paid a hell of a lot more than what normal wages in rural areas on average make. It’s twisting the market.

Contra Costa seems off, at least for higher end communities like Lamorinda, Walnut Creek, and Danville. More like 70%-80% for that time period.
