Yep, lots of new ones and near good beaches.

Yes, it is. Sharing housing is sharing housing, buddy.

And I'm paying 60% of the rent.

Not room sharing with another family member or other friends. The Bay Area is the last place he should be looking based on his search criteria.
There are lots of houses where two families live in the same house in California. If you don't realize that, you're out of touch.

Anyway he might be able to purchase this, if he has the down payment.

It sounds like San Diego, actually.

I like to be comfortable and not struggle so even though it is probably possible I would feel better not having to worry about finances. We'll likely end up in FL and when we have a budget for $600,000+ home we might end up in CA.
If you're comfortable with the culture in Florida, sure. I would imagine that if you are interested in coming to California eventually, you would not be comfortable with most places in Florida, with the possible exception of Miami.

Remember the Mercury News article said 42% in San Jose do not live in a house they own? They are renting. So logic would suggest that an appreciable percentage of those people live in shared housing. In San Francisco, 56% rent. I'm going to go out on a limb and say at least 25% are sharing a house.

did you post that article earlier? I missed it somehow. Anyway you have valid reasoning based on it.

OP, that budget is perfect for Sacramento & environs. Take a look at Folsom or El Dorado Hills, on Folsom Lake outside of Sac. You can scoop up 4/2 places at that price, there. Good schools; my brother raised 3 kids there. I'm pretty sure it's on a public utility for electricity, not PG & E, so electricity is cheap. (Ask about that, when you home search in the area.). Have you looked at the Sac'to area at all, since it was suggested on page 1 of your thread? It's still 2 hrs. from the beach, last I checked.

I think Orcutt would be perfect for you. Not sure what you define as a big city, is 1,000,000 population a big city, or could 100,000 population be a big city?

Santa Maria is just over 100,000, as is Santa Barbara. Orcutt is just outside of Santa Maria and about an hour north of SB. Orcutt is 30 minutes from Pismo Beach and 45 minutes from Avila Beach, not to mention the beaches in Santa Barbara. And you could live there for $100,000 a year.

This sounds good, too. The entire region around Santa Barbara is nice, but Santa Maria and Orcutt are too expensive for the OP to buy. Renting would be fine.

It depends on what he wants to spend, he said in response to another post that $320,000 sounds about right. There are no 4 bedroom 2 bath homes in Folsom or El Dorado Hills for that. And EDH is serviced by PG&E not SMUD. For 320k, he can find an older home in Arden Arcade, Citrus Heights, North Sac or South Sac. It will likely not be in the greatest area and may be a minor fixer-upper but it might also come on a 1/4 or 1/3 acre lot. 380-420k will give him access to better areas and nicer homes but even that won't get you a 4/2 in Folsom or EDH

Here's a link to Redfin with search filters set for max 325k, 4/2. Change the parameters and move around the map to see what's out there.
