Why is a final walk-through so important before closing on your home purchase?

As a buyer, you want to ensure that the property you are purchasing is in the same or better condition than it was when you signed the Purchase/Sale Agreement. There may have been an addendum with several items that needed repair and it is in your best interest to ensure that any agreed upon work order items have been properly addressed.
Your walk-through should be scheduled one or two days before the final closing in the event there are items that were not properly repaired. This gives you time to remedy the problem.
At the appointed time of the final walk-through, have your inspection report available and verify that the agreed upon repairs have been done and done correctly. If you can, take your home inspector with you or your realtor. Be sure to turn on the appliances, heating source and air conditioner. Check for the manuals to appliances and make sure the garage remote and extra keys are left for you.

    I agree as a Realtor in Texas. I also ask for the itemized receipt from licensed vendors that did the repair work. A lot of times if it is a mechanical or other important item I have the inspector go back out for a re-inspection.
    If I have buyers for your area I will contact you. I appreciate you doing the same for the Austin, TX area.
