Can agent sue me for the commission?

In 11 years on CityData, I have seen countless questions on Buyers Agency Agreements.
So many people are pushed into signing something they don't understand.
For years, I have been advising people to sign such agreements, but Never unless they have a right to unilaterally terminate the arrangement at any time prior to a contract.
That line has been in every Buyers Agency Agreement I have used for that period of time, or longer.
"Either party may terminate this agency agreement at any time prior to location of a suitable property."
It is just good client service, I believe.

That line is templated into my Buyers Agency Agreement, NCAR Standard Form 201, and it certainly would have served the OP to require such a line in the agreement he signed.
