I am all about being real with people. I mean, that is what you want, isn't it? When you ask a Realtor a question, don't you expect a REAL answer? One that requires some thought?

I have been in the Bluegrass area since I was a kid and a Realtor since 2005. I have watched it grow and change. My blog is all about what is happening right now with our market, my thoughts on neighborhoods, and the future.

So You're Moving to Lexington Ky: Check out Area 4....Southwest Lexington

I thought I’d spend the next 4 posts talking about the 4 areas that we divide Lexington into when searching for houses. I am gonna start with Area 4 since it is one of the most popular parts of town. For starters, it is shaped like a fourth of a pie between Nicholasville and Leestown Road. You can think of it as the Southwest quadrant too if you like. I’m not going to spend any time talking about the part of this area that is near downtown and UK….mainly since there isn’t much residential real estate down there!

Area 4 is pretty popular with families since you can get the best combination of schools in Lexington. In a nut shell, there really aren’t any loser ones out there. In other parts of town you might have a desirable high school and middle school, but not like the elementary. Plus there is a lot of the best retail and dining in town out around Fayette Mall.

The most popular parts of Area 4 are between Nicholasville Road and Versailles Road. You can find about any house in any price range. Anything off of Clays Mill Road is a good safe pick. If you want to drop a big chunk of change on a house, a neighborhood called Beaumont is a good place to do so. I have sold several houses out there. Other than one little section, it is hard to get into that area for under $300k. Most are in the $450-700k range. All of my clients out there really love it.

I think a lot of what makes this part of town appealing is that there aren’t any real negatives. I mean, the mix of schools is good, the crime is low, and the shopping is good. It is just pretty well rounded. Other parts of town seem to be strong in this or that, but are lacking in other areas. If there is a negative, it would be traffic. We have a fair amount of traffic all over for a town the size of Lex, but I think Nicholasville Road and Harrodsburg Road seem to have a little more than other parts of town.

Here are some of my favorite neighborhoods in Area 4:

Under $200k: Southland, Hill N Dale, Robinwood, Monticello, Pera Place, Open Gates, Pensacola Park, Gardenside, Garden Springs, Plantation, and Wyndham Hill.

$200-300k: Stonewall, Copperfield, Pensacola Park again, Palomar, Ashbrooke Harrods Hill, Firebrook, Rabbit Run, Chatham Village and Grasmere.

$300-500k: The nicer parts of Palomar, Firebrook, Beaumont, Arcadia Park and Cherokee Park.
