Cedar Park/Leander does sound like a good fit. LOTS of houses from 2010 to 2016 that fit your requirements on the MLS today, mostly in the Leander area though a sprinkling in Cedar Park. There's also some areas between Cedar Park/Leander and Georgetown/Round Rock that might work if you didn't find exactly what you're looking for in Cedar Park/Leander (LOTS of new subdivisions going in), depending on what kind of commute you're looking for, and some that are technically in Liberty Hill but are a short commute to Cedar Park and are between Georgetown and Leander. (City/county boundaries can be kind of "interesting" here - sometimes you don't know what town or county you're in without a map, and sometimes one side of the street it in one and the other side is in the other.) Schools would obviously be an issue, but that's something you'd have to research knowing your own kids. Heck, in my family, choosing private schools, one was perfect for my son and would have made my daughter crazy, and the one that was perfect for her would have had him foaming at the mouth!
