I've heard that gentrification is starting to spread to the suburbs of Atlanta. Seems like Stone Mountain and Morrow are starting to get gentrified. I wonder what some of these suburbs will look like in 10-20 years.

Alot of homes in Stone Mountain are reaching the 20, 30, and 40yr old mark, so they pretty much have to be spruced up to not end up looking like Detroit. Stone Mountains issue is the amount of nice looking homes, with the wrong crowd living in the area. Too much renters and section 8 is not a good thing for a subdivision.

Not sure how much will chnage in the next 10-20 yrs as white flight back into the city will push more out to the suburbs.

I would guess more like Clarkeston than Stone Mountain. But, last summer, I did talk to a neighbor in Lake Claire that was retiring/cashing out and moving to a Pine Lake-like neighborhood in Stone Mountain--but I forget the neighborhood's name.

I can definitely see it in Smyrna...even looks like it could be beginning to spread to Powder Springs. I've seen several flipped houses in PS and they're building houses and condos near the Silver Comet.

I've heard some of the inner city blacks are moving to the exurbs. Places like Covington.

Clarkston is seeing some interesting changes as well.

There are some really lovely neighborhoods in Stone Mountain, and I love the village sitting right in the shadow of the restaurant.

Wow, that is an extraordinary change in five years. I can only attribute this to displacement of the Hispanic community.
And yes, Doraville is an inner-ring suburb.

That's our old Zip, but not our old neighborhood--we lived near Hambrick Elementary--did you look at the chart at the end of the listing? Home values have shot up 43% since 2013! Looks like SM is finally gaining some traction!

We had a good experience living there as newlyweds in the early/mid 2000s--maybe if it is still affordable in 15 years, we will move back.
