We have been looking all over Georgia smaller citys and the outer laying areas from the larger cities for a home to buy. We are amazed at how many homes are available. In particular, we are very amazed at how many homes are available in Hampton. The Stats read that there are about 3700 people who live their and over 1200 homes for sale(according to realtor.com) These figures don't add up, and if they do why are there so many homes for sell. Georgia seems so huge with so much available ( unusal to those of us in crowded California). I just don't want to buy a home in an area that everyone else is leaving. Please give me your insights. Thanks.

It is because most of those homes for sale aren't actually in Hampton. Much of the Atlanta area is unincorporated, meaning it isn't under the jurisdiction of a city. These areas are assigned address of a close by city. In the case of Hampton I would guess many times the 3700 live in an area which is assigned a Hampton address.

Thank you XXman777, that clears a lot up for me. Are homes in the unincorporated area mostly all Septic tanks?? If so how does one know if they are getting a home with a good working Septic tank?

Unincorporated doesn't mean uncivilized or not suburban -- it just means that there isn't a level of government at the city level. In Cobb County, for example, things like fire, police, and city water/sewer service is handled by the county for most unincorporated areas.

The Atlanta metro is weird -- it's small islands of incorporated city surrounded by a sea of unincorporated suburb, but it all looks the same unless you know where the boundaries are.

rcsteiner is right, the fact that a house isn't in a city doesn't have a whole lot to do with the level of service. Something in the county might be on septic but something in a city might also be on septic. If its on septic I believe you can get it inspected to make sure it is in working order (I've never done it though so I can't be 100%).
