2015 Ada County (Boise) Real Estate Summary

It is a challenge for most consumers to get good data about Idaho real estate since we are a non-disclosure state. That means you can't just go log into a website and see what a property sold for. Hence most online automated value models (AVM's) are useless in Idaho.

I just pulled up data for residential homes listed between 1/1/15 and 12/31/15 and here is my summary findings according to the Intermountain Multiple Listing Service (IMLS) data.

Creating Walkable Urban neighborhoods in Miami

As a real estate agent, nearly every call I get from young professionals asks for the same thing: affordable, urban, walkable neighborhoods. Sadly, Miami has few options available that meet all three criteria. South Beach, Coral Gables, and Brickell are walkable, but its hard to impossible to find affordable options. Kendall an Homestead are affordable, but neither urban nor walkable.

Developers are going to need to think out of their current boxes to fulfill this large need. ...

Toronto has an indoor Farmers Market during the winter. Isn't that fabulous?

Hvac

Hello! Trying to decide what to replace my second floor heat pump with. The house is 20 years old and is dual zone. The first floor has natural gas. The system on the second floor is 20 years old. Also, most of the HVAC folks I've talked to don't even mention doing a HVAC load calculation to see what size the system should be. Any input would be appreciated. We are in the West End.
