Benders Landing Estates Next to Shooting Range & Planes

So we decided not to purchase this lot and look closer in. After we drove around to other locations within Benders Landing we noticed it wasn't as loud. Although you can still hear it but not as bad as in Benders Landing Estates section 7.

It's a shame too because we really loved that lot and the location. So we are back at looking at lots. I would recommend looking somewhere in the middle of the subdivision and not too close up the front of the main entrance of Benders Landing because Grand Parkway is going to start construction first part of 2013 and will be completed by 2015. A private firm has offered to fund Segment G of the Grand Parkway....(hummmm Exxon?!?!?) They are certainly pushing it.

However, I know people that live in Benders Landing Estates and they said they just get use to noise and don't hear it. But it would bother me.

Wonder if anyone has any thoughts on this topic as well?

Status update: We did purchase a lot in Benders Landing (not in the estates) and we are happy with the location. Occasionally from time to time when we're at our lot, we might rarely hear faint noises, but you really have to stop and listen. If I didn't know what to listen for then I would never really hear it. Not enogh to annoy you while you're outside relaxing. I read a few comments in here that people have been out to BLE and never heard the gun shots. Also it depends on what time of year as well. When hunting season opens you'll hear it more. When is hunting season? Well it depends on what your hunting for. Mostly in middle of September - January. January is when we really heard it the most when we were out in BLE. It was around 6:00pm - 7:00 pm at night when we heard some really loud shots. And some during the day on the wekends. It's not going to be consistant and its not like its every single day. Plus in the winter the sound will be louder due to colder air mass and no leaves on the trees to absorb the the sound. Not trying to knock BLE because there are some areas that are further away from the gun range that are fine, it's just near the back in section 7 is where you hear it more.

    I want to add that this post is very VERY accurate. If you are purchasing land in Benders, take this posting seriously and thank this poster! We had a more informed/honest realtor. He told us about the shooting range when we asked about the popping sounds.

    Our situation was very similar to CityScout1. We also wanted to purchase in the estates, but the loud shooting was too much. Just like this poster, we ended up purchasing in 2012 near the center of Benders and not in the estates. This put us far enough from both I-99 and the shooting range.

    For those who say you get used to it, that of course depends on your tolerance. If you are looking to purchase land, seriously imagine this: you are in your pool on a sat afternoon or even a weekday evening and loud shooting sounds are heard at random intervals. That's not pleasant. I don't think you can ignore it because they are random and most people adjust to noise at regular intervals, but not random shooting.

    Even in our house we still hear them, but (like the poster said) it's not as loud as in the estates. I am not saying you should cross the estates off your list, but I am saying you should definitely spend time at your lot of choice and listen before you purchase. In our family, we'd have been very disappointed had we built a new house to later find out we now have to put up with loud shooting while in our yard. I'd hate for that to happen to anyone, so I wanted to also share our story.

    As far as the airplanes, yes, we hear them, but that's about a twice a week thing (at worst) as far as I can tell. I-99 has now been operating for a few months. We almost never hear it, but obviously that's bound to change at some point. I hear truck noises in the early AM (4-5AM). Not sure if it's I-99 or the Woodsons reserve construction north of Benders.
