The link below is to the current listing and to where the present owner bought the house at foreclosure for $70,000 in 2009. There is little to go on the
condition at that time since there aren't photos or a narrative.

The house hasn't been on market long just since 02/25/11.
The link below is to MLS activity in the neighborhood since 03/01/10. There was only one sale at $56 psf (foreclosure). There are four active listings from $74 to $100 psf (the subject property.) While the other active listings are larger, I think $100 psf is too much for the neighborhood.

The link below is to sales in NW Madison County of homes in the $98 to $104 psf range to give you an idea of waht one can buy in that range.

Sellers' breakeven point on a sale is around $77,000. I'm think something in the $113,000 / $90 psf would be a reasonable price for the house. Since the house has only been on market a month, one could assume seller is not as negotiable but you never know what the other side is thinking until you make and offer.
What about the house at 1254 xxxx CIRCLE ? It is a government foreclosure and we will have to deal with the related government inefficacies but it may be worth a look.It's listed at $74 psf / $110,000.
