Vero Beach, Bella Rosa Townhomes

Just a friendly warning to those of you out shopping around for a new home There is a place called Bella Rosa with so called Tuscan inpired townhomes. Let me tell you I went to take a look at thees townhomes an I have to tell you that they have to be without a doubt the crappiest Townhomes in the area of new construction anyway's.

Took a little tour of the place and this is what I saw the ballusters for the stairs are Iron and have paint drips all over them, the paint job throughout is subpar, one of the closets had mold spores on the bottom all over the walls, as you walk into the bedrooms there seems to be what appears to be a handicap ramp into the rooms, when I inquired about it the guide told me that the subcontractor who did the floors, built the entrances to the rooms up with concrete so that the carpet and hallway tile would be flush, I have never seen this type of installation for carpet the end result is horrible, you have to see it to believe it, all of the bedrooms are upstairs so if you are elderly or phisically handicapped I dont know how your going to make it up the marble flight of stairs,(Do not take your shoes off to step on the marble threads unless you wish to sue the builder) you will bust your but.

In the garage the walls are seperating from the ceiling(This is new construction?) the laundry room is on the second floor and the subfloor is made of plywood if you get a water leak upstairs and your not home, you better have fllod insurance(no drip pan for the washer either) I also noticed that the AC was set to 75 and it felt rather warm, the guide person said that its cooler downstairs, Ahh OK!

There is no information about the builder I asked the Guide or the sales rep what ever you wish to call him, who the builder was and he replied oh its actually not a real builder who built theese he's an investor and this is his first project, it almost seemed as he was trying to impress me with this very scary info.

All in all the Townhomes Look like they were inspired more by the Bride of Frankenstein and not so much tuscany, Dont get me wronng from the exterior all is loveley, except for the fact that its not gated and the day I decided to walk thru the units it had rained the night before, and the little road called Bella Rosa Ln. Was completley flooded, The sales rep said it happens everytime it rains and there is no parking for any visitors not even on the road, if you are in a 1 car garage unit and there are 2 vehicles in your household you have to park one in the garage and one in the driveway want to use your garage for storage, then you can park 1 on the driveway and the other at the mall and you can walk home I guess from there, because there is no room or space to park anywhere near your unit unless you park in someone elses drive way, good luck with that.

After leaving the development I went down the street to another development called woodfield, and after I finished the walk thru there I mentioned to tha sales rep. what I thought of The project up and across the street. He started to laugh and pointed torward a worker and called him over and asked me to tell me about Bella Rosa.

Well what he said makes very much sense considering what I saw. He informed me that his company was subcontracted by the investor/builder to install the stairs and floors and had to place a lein on the project because they were never paid a single penny, I looked up leins on Bella Rosa when I got home and there are to many leins on this property to begin mentioning here, to the tune of over 150,000 dollars .

There are 3 of 8 sold units in Bella Rosa and all 3 are already up for resale, no one lives in any of the units. Out of curiosity I called a rep. to one of the units up for resale and after some prying I found out that the unit, was up for resale before the owner even closed on the unit because of subpar construction and construction time was not what was promissed none the less the buyer had dropped a substantial deposit and had no choice but to close, this rep also expressed that the owners felt deceived by the investor/builder in order to pressure them in to closing. They also mentioned that the investor/builder has been notified of intententions for Foreclosure on the entire project by National City Bank and that the project is in fact in foreclosure.

    Thank you for solving the Bella Rosa mystery. I use the back road to the Indian River Mall cinema and go by there and wondered what the story was. It is unfortunate since it is a good location and very pretty area. Maybe someone else will finish the concept. A shame for the original builder who had a dream that didn't pan out.
