What To Know When You Decide To Sell FSBO

Posted 08-31-2008 at 12:36 AM by Mranger

When you decide to sell FSBO you must be totally committed to the decision. Remember your number one reason for deciding to sell For Sale By Owner. The likely reason is to save paying the traditionally high real estate commissions. When you begin the process to sell FSBO you will without question receive solicitation from real estate professionals. They more often than not will provide you the gloomy outlook that will lead to a failed attempt to sell FSBO.

The reason so many folks fail when trying to sell FSBO is the lack of a true commitment. You must approach the process just like you would expect a real estate professional. You must also remove the emotional attachment you may have to your home. Understand you are not selling your home, you are selling a house. Get use to the fact that your perfect home will not be the perfect house for any buyer.

You need to determine how much your time is worth in order to save on those commissions. The time you commit to the FSBO selling process may seem like a lot but in relation to the equity saved it is well worth the time.

There is many tools and services out there for the FSBO seller to use and many are free. You may also want to consider the use of some FREE high traffic websites for posting your FSBO property. You may also want to consider a FSBO marketing service that can save you time with getting your property posted to more than one website and usually this is for a small fee or even free with some services.

Do your research to determine what is available to you and apply yourself correctly. You will definitely improve your chances at FSBO success. Remember most FSBO sellers do little to get the results they expect. This is the main reason there is such a low success rate with FSBO sellers.

Good luck to all FSBO sellers....

The commitment level of a private home seller is often based upon how much they have invested in the process. Non-motivated sellers often test the water by paying for little more than a generic yard sign. When the phone doesn't ring, they either give up or get serious. Personally, I'm happy to wait until sellers get serious before calling on our help here in Western Mass. Motivated sellers realize that they will need to pay to advertise where they can get results. The rest will be sitting by their yard sign wondering where all the buyers are until a friendly real estate agent knocks on their door to "help them".
