Maybe a harbinger of an RE Spring?

Here is a plot of the last five years activity in Sun City Summerlin. This tract has about 5500 homes of which 1600 have changed hands in the recent period.

The little bit of light is that we actually have stability and perhaps a small uptick over the past four months.

Note that Sun City Summerlin would be the first place to trend upward. It appeals to a relatively well monied retired class and has little impact from foreclosures.

So it might well lead the rest of the market by a few months.

Not definitive certainly...but does give hope their is a bottom.

    Thanks Olecapt. Interesting indeed. It would be interesting to compare Sun city to other place with higher inventories and in safe neighborhoods (NW, SW).
