Thanks for all of the great info. I will be a starting surgeon at Baylor and my budget is around 2M. Is West Plano and/or Southlake out of the question? I am told I can take maximum 45 minutes but no more than that per hospital policy when emergency cases arise.
I don't think I can afford Preston Hollow quite yet with my big lot requirement. So Sunnyvale seems to be the only one with decent schools?

You can certainly live in West Plano or Southlake. Obviously the commute is gonna be a bit more ****tier but might be more tolerable since you'll probably be coming into work earlier than normal rush hour traffic. Plano ISD and Southlake ISD are high performing school districts in the Metroplex (Plano has a leg up as far as diversity i.e. East/South Asian if that matters to you). Other areas you might consider as others have mentioned are Lakewood/East Dallas area and north Oak Cliff which are all in the Dallas core and zoned to Dallas ID, the Park Cities (Highland Park/University Park which is this enclave community within the city of Dallas with its own civil services and own ISD which is arguably the top ISD in the entire state but also happens to be one of the wealthiest areas in the country), Coppell (another suburb). Not sure I know of anyone who lives towards Sunnyvale and their school district isn't typically in the list of "top tiers" that gets thrown around on this forum
