The problem is that someone had thousands of acres of land, parceled them out and sold them. Once people went to find what they had, they knew it was worthless, and just abandoned them, or sold them back to the original owner, thus making him money twice.

Your parcel may be nestled amongst thousands of others, and there is no infrastructure. No roads, no utilities. You can have utilities brought in, but you'd have to foot the bill. Same with the road, you'd have to pay for it.

But here is the rub, once you do either of those things, you are essentially providing those to all of your neighbors because of the laws that allow the use of roads in Texas. You'll have to get permission, and easment from your neighbors to build a road, and most would be dumb not to agree, what they get in return is free access to a road you paid for.

It's a mess, many just abandon their properties after a while, and the taxing entity then takes ownership. There is nothing there, no bodies of water, dry, no trees, lawns, etc. unless someone has them on their property.

'Sorry to give you the news, but I'm sure you've read it, but are not convinced. Didn't you get someone to photgraph the property not too long ago?
It certainly depends on where you buy. I have 106 acres surrounded by mountains with an on grid cabin. It’s a vacation property backing up to a large ranch. It’s got woods on it with mesquite, little leaf sumac and palo verde with lots of native grasses.
