My budget is around 270,000 based on mortgage affordability calculators. I have a nice job with great income for my age and I feel like I am throwing money away by renting. Plus, it could be a great investment if I buy right.

Condo Pros
; Easier to maintain, more amenities, cheaper, wider range of nice areas to choose from.
Cons; Apartment-like feel, possibility of wanting a bigger place sooner than later, probably harder to resale

Townhome pros
; More space, feels more like a home, better resale, can get a roommate or boyfriend to split the payments if we decide to move in together.
Cons; Slightly more expensive, do I really need that much room right now?

I LOVE the newer townhomes in Smyrna and Sandy Springs but I also don't want to purchase on impulse.
I am not looking at a SFH because I want absolutely nothing to do with exterior maintenance. Plus, I feel safer in a close community as a female.

P.S I currently live in a lovely apartment in Dunwoody so I am not trying to downgrade just so I can buy especially since I don't have a family. And this makes me wonder if it's even worth it to buy at all? (Sigh, I am so confused)

Any advice would be greatly appreciated! Buying a house is a big deal and I don't want to mess it up. I am open to all opinions. Thanks in advance!
My advice to you is to look more at location and property than just condo or townhouse. You will want to work with a Realtor that can help you look at specific properties and past sale prices of the properties. This will enable you to see if the property is increasing in value - thus a good investment for you. One plus for townhouses is the HOA fees do tend to be lower than with condos.
Congrats on being ready to buy!! I do think that buying is definitely better than renting!! The market is good right now and interest rates are low. I hope this is helpful to you.
