“Eye Candy” Houses Sell Faster!

The term "eye candy" describes something that is very attractive or aesthetically pleasing to look at. Like it or not, buyers are greatly attracted to eye candy homes that are desirable to look at and have all the bells and whistles sort of speak including new floors/carpets, modern appliances, fancy fixtures, new paint, and other upgrades. Basically, out with the old and in with everything new. Some agents even believe that even in the worst of neighborhoods, eye candy homes sell faster and for more money. So now why is it that buyers tend to pay higher prices for "eye candy" homes in any neighborhood? Well, partly because there is little to no work to be done upon move-in, the home is ready for entertaining and people just simply love novelty. With that being said, here are some things that you, as the seller, can do to present your home as an "eye candy" catch and sell the house fast and for top dollar. Here are some ideas to spruce up your home

Living room, dining room, bedrooms, den and study
- Apply a fresh coat of neutral colored paint
- Replace or diligently clean the carpet and/or floors
- Be sure to remove oversized furniture
- Remove wall paper and any other personal items
- Clean and Polish wood surfaces
- Replace broken blinds or window coverings
- Remove anything that obstructs the window views or sunlight
- Clean the fireplace/stack wood neatly
- Be sure that the closets are organized and properly on the hinges
- Clean or replace chipped or cracked windows; be sure that the windows open and close properly; and replace screens with holes

In the Kitchen
- Install modern lights and faucet fixtures
- Apply a fresh coat of neutral colored paint
- Remove wall paper and any other personal items
- Replace or thoroughly clean appliances
- Be sure that the pantry and/or “lazy susans” cabinet is organized
- Clean the surface, countertops, kitchen, stove/oven, stove burner trays, sink and dishwasher
- Replace or diligently clean the carpet and/or floors
- Clean or replace the backsplash
- Be sure that the appliances are in working condition and that they match
- Clean or replace chipped or cracked windows; be sure that the windows open and close properly; and replace screens with holes

Powder and bathrooms
- Apply a fresh coat of neutral colored paint
- Install modern bathroom and faucet fixtures
- Clean the sink, countertops, tub shower, medicine cabinet
- Replace any missing or cracked tiles
- Remove wall paper and any other personal items
- Hang clean decorative hand towels
- Be sure that the toilet works and is clean
- Organize the linen and medicine closets

Foyers, entryways and hallways
- Be sure that the area is clean and free of clutter or obstructions
- Clean the welcome mat and be sure that it is not too big for the space
- Remove wall paper and any other personal items
- Apply a fresh coat of neutral colored paint
- Add neutral colored window curtains for privacy

Basement, furnace room, garage, attic storeroom
- Apply a fresh coat of neutral colored paint
- Add extra light and unblock windows
- Clean and organize the space

Structures and Yard Space
- Be sure that the driveway is free of cracks and debris
- Prune the trees and bushes; trim the hedges
- Apply fresh mulch and cut the grass
- Apply a fresh coat of paint to the front-door, add décor and flowers
- Be sure that eaves troughs and downspouts clean and repaired
- Make sure that gates, fences and decks open and close properly
- Secure handrails
- Repair and/or paint the fence
- Be sure that sidewalks and walkways are in good repair
- Dirt patches are an eye sore so be sure to place grass seed or a sod patch to the area
- Remove any “junk” or
- Store and organize items in the shed
- Clean the lawn furniture and remove any water puddles
- Make sure that the yard is free of “doggy deposits”
- Organize and neatly pile or stack firewood

In short, like it or not “eye candy” homes sell faster and people are willing to pay top dollar regardless of the neighborhood because they are given the perception that there is little to nothing to worry about upon move-in. Furthermore, buyers feel that they do not have to worry about spending the extra money to make repairs or about getting the home to feel comfortable and inviting enough to entertain. Especially after the buyer has just saved for the down payment/closing costs, home inspection, possible credit repair, the warranty, and home appraisal. Spruce up your home to eye candy standards so that you can get top dollar; sell your house fast; and move on to the next chapter of your life! I hope that this helps.
