Ten Reasons why Homes don't Sell Quickly

1. Location Location Location
A buyer's need to be in a specific location can be just as particular as the buyer himself. One buyer may prefer to live near public transportation while another may prefer to live in walking distance to grocery stores or even far away from neighbors. Sellers should not take the buyer's preference personal because it is what it is in terms of where the house is located. The agent and the seller will just have to target/find a buyer who would value that location.

2. The house is priced too high
No one likes to purchase anything that is priced for more than what it's worth. The market value of a home is NEVER how much you paid for the house; how much you want in your pocket; how much you owe or how much your neighbor says. The value of a home is based on what a buyer is willing to pay and what the market dictates. Moreover, a house sells based on a variety of factors including condition, price, locatrealestatedivabred timing. The main thing that you need to remember is that the closer the price is to market value, the more likely it is to sell quickly.

3. The condition of the house
Let's face it. Everyone likes eye candy or an aesthetically pleasing house. Meaning new carpet, new appliances, fresh paint, new countertops, etc... Therefore, the condition of the house affects whether or not the house sells quickly or at all. The condition can also give a perceived value of the house. If a buyer is not able to see the value based on the condition, he/she will not be willing to make an offer.

4. Lack of marketing
The house that gets the most exposure sells quickly. There are a variety of ways that your agent will market the property but you can partner with your agent and share the fact that you're selling the house to your co-workers, church members, etc... so that you both can accomplish the goal of selling your house quickly.

5. Seller complications
Life can be complicated already which is why dealing with difficult sellers can be a turn off for everyone involved. When a seller is a rebel without a cause and complicates matters by leaving the animals loose; following visitors; refusing to open the door or totally go against what the agent is requesting, the buyers tend to feel uneasy or even get frustrated and walk away from the deal. Sellers and all parties should work together to achieve success.

6. Bad Photos
I know that you've heard it said that pictures are worth a thousand words well a bad photo can cost you thousands of dollars. Most people view photos prior and then decide whether or not to visit the property. Be sure that there are nice adequate photos that reflect the beauty of the house. Avoid exaggerating the size of the rooms with wide camera lenses because no one likes to be disappointed. Speak up and give your agent feedback about the photos and/or video.

7. Too personalized for the buyer
Let's face it, wallpaper is not everyone's cup of tea but neither is loud or extremely dark paint colors and design specific tile. When you decide to put your house on the market, it is no longer your forever home but rather a house that's on the market. Ouch! I know that hurt but sellers must see the house through the eyes of a buyer. Remove all personal items including family photos, collectibles, paintings, wall paper, etc... Make sure everything is neutral because buyers need to see themselves and their belongings in the house that will soon be their forever home.

8. Laborious efforts required
Do it yourself projects are not appealing to all buyers. Yes, the buyer will make the home theirs but if they have to put in too much work to patch up holes, replace tile and doors, get new appliances, replace the carpet, and get rid of smoke, pet, or trash smells, the
buyer may shy away from the deal. However you could entice the buyer to purchase the house by offering
incentive$ or making some repairs during the sale.

9. Unflattering curb appeal
Walking in the forest can be scary especially since there is always the fear that snakes and other animals will suddenly come out and attack. Well that is exactly how a buyer can feel about walking down a pathway that has overgrown weeds and grass. In fact, some may not even bother to get out of the vehicle to take a closer look at the house. Be sure to keep the yard looking neat especially during the summer months.

10. Excess Housing Inventory (Buyer's Market)
A buyer's market mean that there are a lot of homes on the market. I don't know about you but I love having lots of options. A buyer's market is like presenting a buffet of homes to buyers. SO many different choices. So much time in which to choose. Unfortunately, sometimes the many choices mean that the home could take longer to sell because buyers have so many choices from which to choose. The best defense is for the seller to present the home in a top dollar manner so that you can receive top dollar for the house.

Knowledge is power. Consider these suggestions so that you can sell the house for the most amount of money in the least amount of time and move on to the next chapter in your life.
