2015 Ada County (Boise) Real Estate Sales Summary

Posted 01-06-2016 at 12:21 PM by IdahoBroker

I just pulled the annual sales for residential real estate sold in Ada County from the Intermountain MLS website. I have broken the sales down by our MLS area number and average price so you can see what to expect for pricing in each of our cities. Keep in mind that different parts of each city can range drastically in price so only use these numbers as a benchmark.

Total residential homes sold in Ada County - $10,349.
Area - City - # sold - Ave. Price - Median Price

1030 NW Meridian 1244 $242,025 - $219,900
1100 - Kuna - 540 - $187,435 - $165,000

Hopefully these figures will give you an idea of the type of mile high view of the market for each area. Looking at the average price and median prices might give you an idea of which areas to target if you are looking to buy a home in the Boise area.

When it is time to consider one of these areas, be sure to look at a more detailed analysis based on if you are looking for a new home, by community, style, etc.

Hope this helps!

I just pulled updated data for the first 15 days of 2016 and found out that we are up 6.5% in closed homes already for the year and sales prices are up from an average closed price of $263,462 up from $246,800 in 2015.

It looks like another year of positive price appreciation ahead in the Boise area.
