Nokomis vs. Venice

Nokomis has a population of roughly 3,200 and includes the barrier island of Casey Key, one of the most expensive areas in SW FL. The median age in Nokomis is 46 as compared to the median age of Venice at 68. Venice is also a much larger city with over 20,000 residents.

The town of Venice was originally found by Richard Roberts in the late 1800's. The city of Venice named Roberts Bay after him. In the early 1900's the town was mainly a fishing and farming community. Venice was designed by the well-known city planner John Nolen in the 1920s and is known for its Italian architecture and landscaped open spaces. Its charming demeanor is further enhanced by the local art festivals and parades and the intimate nature of its neighborhoods. Venice Avenue is a broad boulevard lined with palms and boutiques, charming restaurants and sidewalk cafes.

My grandfather attend the KMI Academy in the early 1920's on the island of Venice. The old KMI building is now a small shopping area. I remember my mother talking about sitting on the south Venice Bridge, now called the Circus Bridge. She told stories about how Ringling Brothers used to bring the elephants and other animals over the bridge onto the island where they would preform.

Venice beaches are known world-wide for fossil collecting and sharks teeth, and you will often see tourists and residents alike, combing the white sand for treasure.

The city of Venice does a great job bringing in activities for the residents. They just secured The Chalk Festival for next year and they always have something going on downtown-music, art walks, car shows, etc.

Nokomis has a great little drum circle on Saturday evening at the beach at sunset: http://ospreynokomischamber.com/ It also has two of my favorite restaurants. For the health conscious--Café Evergreen and if you're looking for a great seafood joint you have Casey Key Fish House.

Another thing that you need to investigate is if the property has city water and sewer or well and septic.

In addition, When looking at homes in the area there are many things you need to be aware of--flood zones, elevations, whether the home has hurricane shutters, roof style and how the roof is tied on, how close you are to a fire hydrant or natural body of water, age of the home, construction of the home. There's a lot that goes into purchasing a home in FL.
