Why should any home buyer want me to help them buy a home?

I can advertise all day long but in the end only facts count.

I sometimes advertise the FACT that my company exclusively represents home BUYERS. That may go a long way toward making us the best choice but it certainly isn't sufficient. Some consumers research agent selection to death. Others use the first agent they have contact with. Research doesn't help those who haven't used selection criteria that result in their finding an agent that will eventually help them make better purchase decision.

So one FACT that you know about me is that I'm an exclusive buyer agent. The skills I have WILL be used to benefit the buyer and not be cut short by the buyer's choice to see one of my company listings - since we don't represent sellers.

So, what characteristics do you want in an agent that you think will help you in your purchase? In my opinion the most important characteristics an agent can have aren't those that involve providing you with information you already intend to research yourself online. The important characteristics are those that you don't feel confident you can provide yourself. For many people these include:
Prompt communication.
Ability of the agent to identify physical problems with homes that will help you make better offer decisions. (How much, which house to offer on etc)
negotiating skills
Willingness to listen to your needs.
Trust in your agent to be your advocate.
For some the ability to use technology in communication and in providing information is important.

When a potential buyers comes in for me to interview - they should also be interviewing me.

In the end, most of the time, it is the buyer that gets to decide if I have a job - or not.

Those who think that my job is mainly finding houses and getting them into them to view should do more research and they should have higher expectations.
